Santa Barbara Soft Wash

Santa Barbara Soft Wash

Exterior Cleaning in Santa Barbara

Santa Barbara is home base, and we work in every part of town. Homes on the Mesa take salt air straight off the Channel. On the Riviera and in San Roque, mature oaks shade roofs and walls, and the morning moisture lingers. We look at the buildup and the surface first, then decide how to clean it.

Every kind of roof in town

We have cleaned Spanish clay tile, concrete tile, slate, standing seam metal, coated metal shingle, composite shingle and flat TPO roofs in Santa Barbara, and even a Tesla solar tile roof. Each one gets a solution chosen for the material, applied at low pressure. We do not use high pressure on roofs, because it cracks tile and strips the granules off shingles.

Salt by the water, shade in the foothills

Near the water, salt leaves a dull film on glass and stucco. Up in the foothills, shade and fallen oak leaves keep north walls damp long enough for algae to settle in, especially through May Gray and June Gloom. Salt deposits rinse away, but algae has to be treated. Soft washing kills it at the root, which is why the clean lasts 4 to 6 times longer than a pressure wash.

Neighborhoods we work in

A few of the neighborhoods we clean in most, with recent jobs from each.

  • The Mesa

Up on the bluffs, homes take the wind straight off the Channel, and windows facing the water film over quickly. Roofs here run from Spanish tile to standing seam metal to the flat roofs on newer builds.

    Recent work here

    • October 2026: Spanish tile roof
    • September 2026: House wash, stamped concrete driveway and gutters
    • May 2026: Flat TPO roof, house wash, windows, solar panels and skylights
  • The Riviera

Homes on the hill above the Mission look out over the harbor and the islands, so clean glass matters here. Steep driveways, terraced yards and tile roofs mean every job starts with a plan for reaching each surface safely.

    Recent work here

    • October 2026: House wash, exterior windows, gutters and a concrete and brick entry
    • April 2026: House wash, windows and solar panels
    • September 2025: Composite shingle roof and chimney
  • San Roque

Ranch homes and Spanish Revival houses, many under mature oaks. That shade keeps roofs and north walls damp, which is where algae gets its start, on shingle and tile roofs alike.

    Recent work here

    • May 2026: Composite shingle roof, house wash and windows
    • May 2026: House wash, flagstone patio, awning and concrete
    • July 2024: Spanish tile roof
  • The Upper East

Craftsman bungalows and Spanish Colonial homes near the Mission, some of the oldest houses in town. Older materials like slate, metal and limestone each need a method suited to the material.

    Recent work here

    • October 2025: House wash, windows, exterior walls and patio tile
    • May 2025: Coated metal shingle roof
    • April 2025: House wash, windows, roof flush and gutters
  • Mission Canyon

Up the canyon toward the Botanic Garden, oaks and chaparral drop leaves all year, and they pile up in gutters and on decks. In an area with this much wildfire risk, clear gutters are worth staying on top of.

    Recent work here

    • April 2025: House wash, windows, gutters and deck
    • October 2023: Brick and flagstone walkways

Common Questions in Santa Barbara

Do you clean slate, metal and flat roofs?

All of it. Recent jobs include the Mesa, the Riviera, San Roque, the Upper East, Mission Canyon, the Westside and downtown, plus Hope Ranch and Montecito next door.
