Pressure Washing vs. Soft Washing: What Your Home Actually Needs
Both clean. They are not interchangeable. Use the wrong one and you can strip the granules off a roof, etch your paint, or crack a tile. Here is how to tell which method your surface needs, and why I match the method to the surface on every job.

The short version
Soft washing is low pressure plus a biodegradable solution that kills the algae, mold, and lichen at the root, then rinses everything clean. Pressure washing is high force water that lifts grime out of a hard surface.
The rule I go by is simple. Soft wash anything delicate, porous, or covered in living growth. Save real pressure for surfaces tough enough to take it. Most of a house falls on the soft washing side, and only a few hard surfaces belong on the pressure washing side.
Where each method is right
Soft washing is right for
Roofs of every kind, asphalt shingle and clay and concrete tile. Stucco and painted siding. Windows and screens. Solar panels. Natural stone, flagstone, and pavers. In short, anything the shade, salt air, and marine layer have grown algae on, which is most of what you see from the street.
Pressure washing is right for
Solid concrete. Driveways, walkways, and garage aprons, where a surface cleaner and higher pressure are exactly what pull oil, grease, and set-in grime up out of the pores. This is the one place where real pressure has its place, and it does the job well.
What the wrong method costs
High pressure on a roof blasts the protective granules off asphalt shingles and cracks brittle clay and concrete tile, and it can void the manufacturer warranty. This is not just my opinion. The Asphalt Roofing Manufacturers Association and the major roofing manufacturers specifically call for low pressure cleaning.
On painted stucco and siding, pressure etches the finish and forces water in behind the wall. On flagstone and natural stone, it erodes the surface and blasts the mortar out from between the stones.
There is one more cost people miss. Pressure washing only rinses the surface, so it leaves the algae alive and the stains come back within months. Soft washing kills the growth at the root, which is why a soft washed surface stays clean 4 to 6 times longer.

Is soft washing safe for my paint and landscaping?
Yes. Soft washing uses low pressure and biodegradable solutions applied carefully. We pre-rinse and protect plants, and the process is gentler on painted surfaces than any pressure washer.
How long do results last?
Because soft washing kills mold and algae at the root instead of just blasting the surface, results typically last 4-6 times longer than pressure washing.
Will roof cleaning void my warranty?
The opposite. High pressure washing is what voids warranties. Soft washing is the low pressure method that ARMA and the major roofing manufacturers recommend, so it protects your warranty instead of risking it.
Can you pressure wash my flagstone or natural stone?
I clean it, but not with high pressure. Flagstone and natural stone are soft and porous, and high pressure erodes the surface and loosens the mortar between stones. I use low pressure and the right solution so it comes clean without the damage.
Can you get oil stains out of my concrete driveway?
Concrete is durable enough for a surface cleaner and the pressure needed to lift oil, grease, and tire marks out of the pores. That's exactly the kind of surface where a deep clean works well.
